Dry lining in plain English

If you’ve ever walked into a newly refurbished flat in London and thought, “How are these walls so straight?”, there’s a good chance you’re looking at dry lining. In simple terms, dry lining is the method of creating smooth internal walls and ceilings using plasterboard (and sometimes insulated boards), rather than applying wet plaster directly onto masonry.

It’s popular across London, Essex and Kent because it’s fast, tidy compared to traditional wet trades, and it lets you build in performance upgrades like better sound control and improved insulation. It’s also the backbone of most modern fit-outs, from a single room refresh to a full commercial refit.

Two main systems you’ll hear about

1) Dot and dab: plasterboard is fixed to a solid wall using adhesive “dabs”. It’s quick and cost-effective for many homes, especially where the existing masonry is reasonably sound.

2) Stud and board: a metal (or timber) stud frame is installed first, then boarded. This is brilliant when walls are badly out of plumb, you need to run services, or you want higher acoustic or fire performance.

Boards are not all the same

This is where a lot of homeowners get caught out. Plasterboard isn’t just “the white one”. Depending on the room and the building, you may need moisture-resistant boards for bathrooms and kitchens, fire-rated boards for safety-critical areas, or acoustic systems to help keep peace between floors and neighbours.

In London flats, for example, sound transfer is a common pain point. In coastal Essex, humidity can be a factor in bathrooms and utility areas. A good contractor will talk you through the right specification, not just the quickest fix.

What a good dry lining job looks like

Dry lining should feel boring in the best way. Walls should be flat, corners crisp, and ceilings free from ripples. Screw heads should be neatly set, boards properly supported, and joints treated so they do not telegraph through your paint later on.

Good dry lining also means thinking ahead. Where will heavy items go (radiators, kitchen units, shelves)? Do you need extra noggins or pattressing? Are you planning feature lighting that will show every tiny imperfection? These details are easier to build in now than to regret later.

Common mistakes we see (and how to avoid them)

Rushing the finishing stage: the board install is only half the story. Tape and jointing (or skimming) is what gives you that “new build showroom” look. If joints are underfilled or sanded badly, you’ll see it every time daylight hits the wall.

Ignoring movement: houses move, especially during seasonal changes. Correct jointing systems, fixings, and expansion considerations help reduce cracking down the line.

Wrong board choice: using standard board in high moisture areas is asking for trouble. It might look fine on day one, but it can age badly.

How long does dry lining take?

Timescales depend on access, ceiling heights, and how much framing is required, but dry lining is generally faster than traditional plastering. After boarding and finishing, you still need proper drying times for compounds, plus primer and paint.
